Project Overview

On a stunning rural property nestled in the Carmel Valley hills, this modern residence features expansive glass and steel detailing designed to frame the natural landscape. The builder selected Dynamic Fenestration windows and doors for their unparalleled architectural quality, sleek steel profiles, and ability to blend indoor and outdoor spaces seamlessly.

To ensure the longevity and performance of these premium steel windows in a challenging environment, Allstar Windows (installer) employed advanced waterproofing techniques tailored for steel fenestration.

Window Installation Challenges

- Large-format, custom steel windows required precise integration with framing and structure.
- Significant exposure to wind-driven rain and sun, given the home’s elevated position and minimal roof overhangs.
- Complex detailing at corners and transitions between window systems and cladding.

Technical Solution: Benjamin Obdyke System

Allstar Windows deployed the Benjamin Obdyke liquid flashing and sealant system, creating a robust, flexible waterproofing layer that integrates seamlessly with the Dynamic steel fenestration systems.

Key Techniques:

  • Backer Rod and Sealant Joint Preparation: Installers applied a closed-cell backer rod to all perimeter joints, ensuring the sealant bead could expand and contract effectively, preventing cracks or failures.

  • Liquid Flashing Application: Benjamin Obdyke’s liquid flashing was meticulously applied to sill pans, rough openings, and critical transition points. This product’s elasticity accommodates minor framing movement and ensures continuous waterproofing behind the steel frames.

  • Sequential Detailing: Each window and door unit was integrated in a step-by-step process: setting sill pans, sealing corners, applying liquid flashing to rough openings, setting the window, and final perimeter sealing. This prevented any breaks in the water-resistive barrier.

  • Integration with Steel Frames: The liquid flashing adhered well to the steel flanges and frame elements of the Dynamic Fenestration windows, providing a continuous bond without requiring mechanical fastening at vulnerable points
